Trakheesi

Trakheesi is the Dubai Land Department's licensing and permit system for real estate activities — the back-office machinery behind lawful brokerage in the emirate. Through Trakheesi, brokerages and individual brokers obtain and renew their RERA registrations, advertising permits are issued for each property listing, and the official smart contract forms (listing agreements and the Contract F sale agreement) are generated. Its practical significance for consumers is the advertising permit: every lawful property advertisement in Dubai — on portals, social media or signboards — must carry a Trakheesi permit number, which portals display and which anyone can use to verify that the listing is genuine and authorised by the owner. Fake and duplicate listings are a persistent market problem, and the permit number is the quickest filter. For brokers, marketing without a permit or with an expired one attracts fines, making Trakheesi compliance a core part of running a brokerage.
