Registration trustees are private service offices licensed by the Dubai Land Department to execute property registration transactions on its behalf. Instead of queueing at the DLD itself, parties complete sales transfers, mortgage registrations and releases, gift transfers and similar transactions at a trustee office, where staff verify identities and documents, collect the government fees and their own service charge, process payment between the parties (typically by manager's cheque), and issue the new title deed — often within the same appointment. The trustee system matters practically because the transfer appointment is where every thread of a deal converges: seller's mortgage release, buyer's financing, fee payment, and simultaneous exchange of price against title. Knowing what the trustee will require in advance — original Emirates IDs or passports, the title deed, NOC from the developer, manager's cheques in the right names and amounts — prevents the failed appointments that routinely delay transfers.
