Real estate fraud covers the deception schemes that recur in the UAE property market: fake landlords renting properties they do not own and vanishing with deposits and rent cheques; forged title deeds and impostor sellers; brokers advertising non-existent or unauthorised listings to harvest commissions; off-plan scams collecting payments outside escrow for projects that never existed; and manipulated POAs used to sell an absent owner's property. The legal response spans criminal complaints for fraud and forgery, civil recovery claims, and regulatory action against licensed brokers through the DLD. Prevention is dramatically cheaper than recovery: verify the title deed and owner identity through Dubai REST, check the broker's BRN and the listing's Trakheesi permit, pay rent only to the registered owner (or a documented agent) and off-plan instalments only into the project escrow account, and treat pressure to pay quickly in cash as a red flag. Victims should preserve every document and report promptly — both to police and to the DLD where a licensed broker is involved.
