Ejari is Dubai's mandatory online registration system for tenancy contracts, operated under the Dubai Land Department and RERA. Every residential and commercial lease in Dubai must be registered in Ejari, which converts the private agreement between landlord and tenant into an officially recorded contract. In practice, an Ejari certificate is the key that unlocks daily life in Dubai: you need it to connect DEWA, sponsor family residence visas, obtain or renew a trade licence at a registered premises, and enrol children in some schools. Legally, it matters even more — the Rental Disputes Centre will generally not accept a case over an unregistered tenancy, so a missing Ejari can leave a tenant or landlord without an effective forum. Registration is usually arranged by the landlord or property manager, though tenants often complete it themselves through typing centres or the Dubai REST app, and it must be renewed with each lease renewal.
