An early termination clause sets out whether and how a tenant or landlord can end a fixed-term lease before it expires, and at what cost. UAE tenancy law does not give tenants a general right to walk away mid-term: without a contractual exit clause, a tenant who leaves early remains liable for the rent, and landlords commonly retain remaining cheques or claim the balance. Standard Dubai practice is a negotiated break clause — typically requiring one to three months' written notice plus a penalty of one or two months' rent — but the exact wording controls everything: notice form and length, penalty amount, whether the deposit is affected, and whether the landlord must attempt to re-let. Tenants relocating for work, whose employment ends, or whose plans are uncertain should insist on an early termination clause before signing, because negotiating an exit after the fact happens from a position of weakness, often at the Rental Disputes Centre.
