حق المساطحة
Musataha is a distinctive UAE real right that entitles its holder to build on, develop and exploit land owned by another party for a fixed term — under the Civil Code, granted for up to fifty years and renewable by agreement. The musataha holder owns the buildings it constructs during the term, can usually mortgage and transfer the right, and hands the land (and typically the improvements) back when the term ends, as the contract specifies. Musataha is the workhorse of build-operate arrangements in the UAE: governments and landowners grant musataha over plots to developers and industrial operators who fund construction, and it is common in Abu Dhabi investment zones, industrial areas and school or hospital projects.
