Leasehold
Leasehold is a long-term property right under which you hold and use a property for a fixed period — in the UAE commonly marketed in terms of decades, often up to 99 years — without owning the land itself, which remains with the freeholder. At the end of the term the property reverts to the landowner unless the lease is renewed. Leasehold is the main route to long-term property interests in areas not designated for foreign freehold ownership, and several established communities in Dubai and other emirates are structured this way. Legally, the differences from freehold matter: leasehold interests are registrable and can often be mortgaged and sold, but the remaining term affects value and bank willingness to lend, ground rent or other obligations to the freeholder may apply, and alterations usually need the freeholder's consent. Buyers should always confirm exactly how many years remain, what happens on expiry, and whether the right is properly registered with the land department.
