Freehold Ownership
Freehold is the fullest form of property ownership in the UAE: outright, perpetual ownership of a unit or plot, registered in the owner's name with a title deed, inheritable and freely sellable or mortgageable. Its significance for foreign nationals is that freehold is only available to them in specifically designated areas — Dubai opened defined freehold zones to non-GCC foreigners under its property ownership law, and other emirates have their own designated investment areas with varying ownership forms. Outside these zones, foreigners are generally limited to long-term rights such as leasehold or usufruct, or cannot own at all. Freehold status drives almost every major property decision: eligibility for property-linked residence visas, bank financing terms, and resale liquidity all differ between freehold and non-freehold areas. Before buying, foreign purchasers should confirm both that the area is designated for foreign freehold ownership and that the specific project's title structure actually grants freehold, not a long lease marketed loosely as 'ownership'.
