An eviction notice is the formal notice a landlord must serve on a tenant to lawfully recover the property. UAE tenancy law strictly limits when and how this can happen. In Dubai, a landlord seeking the property back at the end of a tenancy for the legally permitted reasons — sale of the property, personal or first-degree family use, demolition, or major renovation that cannot be done while occupied — must give the tenant twelve months' written notice served through the notary public or by registered mail. During the lease term, eviction is only available for tenant breaches such as non-payment after formal warning, unlawful subletting, or illegal use. A notice that does not meet the form, channel and timing requirements is invalid, and the Rental Disputes Centre regularly dismisses eviction claims on that basis. Tenants who receive an eviction notice should check its validity carefully before vacating; landlords should take advice before serving one.
