The DLD transfer fee is the registration fee payable to the Dubai Land Department when ownership of a property changes hands, calculated as a percentage of the sale price — currently four per cent for standard sales, plus modest administrative charges. Although the law and market custom often describe it as shared, in practice Dubai buyers usually bear the full fee, and who pays should be fixed explicitly in the sale agreement to avoid a transfer-day standoff. The fee is paid at the registration trustee office at the moment of transfer, and the title deed will not issue without it. Different rates and concessions apply to particular transaction types — gift transfers between first-degree relatives, for instance, attract a reduced fee — and developers sometimes advertise paying the fee as an off-plan incentive. Budgeting for the transfer fee, trustee charges, broker commission and mortgage costs is essential, since together they add a material percentage on top of the headline price.
