Execution of a vacating (eviction) judgment is the enforcement stage after a landlord wins an eviction case: the judgment ordering the tenant to vacate is referred to the execution department, which formally notifies the occupant and sets a deadline, after which bailiffs can carry out the eviction — opening the property, inventorying contents, and returning possession to the landlord. In Dubai, the Rental Disputes Centre has its own execution arm, so the entire cycle from claim to physical recovery runs within one institution. The stage matters to both sides. Landlords should know that a judgment is not self-executing — possession returns only through the execution file, and self-help measures like cutting utilities or changing locks expose them to liability. Tenants should know that execution is the last station: settlement or voluntary departure before bailiffs act avoids forced-eviction records, additional costs loaded onto the file, and the loss of negotiating room that follows physical enforcement.
