Title deed verification is the process of confirming, against official records, that a property document is genuine, current, and matches the person claiming to own the property. In Dubai this has become trivially accessible: the Dubai REST app and DLD online services let anyone validate a title deed's authenticity, view the registered owner's name, and check key property details — a direct response to historical fraud involving forged deeds and impostor sellers. Verification belongs at the very start of any transaction: before paying a deposit, signing Contract F, or transferring money to a 'landlord' for rent, confirm the deed is real, the counterparty's passport or Emirates ID matches the registered owner, and any person signing for an owner holds a valid, specific power of attorney (itself verifiable with the notary). Rental fraud — fake landlords collecting deposits for properties they do not own — remains common, and a two-minute verification defeats most of it.
