There is no automatic right to walk away from a Dubai tenancy mid-term, so what you owe depends almost entirely on your contract. Read it for an early-termination clause: many Dubai leases allow exit on written notice plus a penalty stated in the clause, and if yours does, following it to the letter is the cleanest path. If there is no such clause, the landlord can in principle claim rent for the remaining months, which is why a negotiated settlement is the usual outcome — landlords often accept a fixed payment in exchange for getting the unit back early to re-let. Whatever you agree, record it in a short signed settlement stating the handover date, the amount paid, and that nothing further is owed by either side. The Ejari registration must then be cancelled through the Ejari system so the landlord can register a new tenant and you can register a tenancy elsewhere; clear your DEWA account and keep the final receipts. If talks break down, the Rental Dispute Centre is the venue, but a documented exit on agreed terms is faster and leaves nothing following you abroad. For an ordinary residential tenancy in Dubai, your landlord cannot charge more than the RERA rental index allows. The index is binding, not advisory, and a landlord cannot simply declare it inapplicable to his building. Permitted increases follow a sliding scale based on how far your current rent sits below the average for comparable units in your area, and you can check your own figure using the official rental index calculator on the Dubai REST app. The main genuine exceptions are zones with their own legal framework, such as the DIFC; for a standard Dubai apartment, the index applies. Separately, a landlord who wants to change the rent must notify you at least 90 days before the renewal date — if that notice was late, you have an additional argument that the existing terms carry over. Run the calculator, reply to the landlord in writing with the result, and keep all correspondence. You can verify the deed yourself through official channels before paying a dirham. The Dubai Land Department provides a title deed verification service through the Dubai REST app and the DLD website: entering the deed details confirms whether the document is genuine and shows the registered ownership information. Ask the seller for a copy of the deed and their Emirates ID or passport, and check the names match exactly. Mortgages on Dubai property are registered with the DLD, and a transfer cannot complete at the registration trustee office while a mortgage remains unsettled, so insist that any mortgage status is disclosed and verified before you commit. Two further protections: deal only through a RERA-registered broker — you can verify the broker's licence on the Dubai Brokers app — and sign the official Form F memorandum of understanding before any deposit changes hands, with the deposit given by cheque rather than a rushed bank transfer to a personal account. A broker pressuring you to transfer money before verification is itself a warning sign. If anything in the documents does not line up, have a property lawyer examine the file before any money moves.
