My landlord wants to evict me 6 months into a 12-month Dubai tenancy — can he?

I signed Ejari for a 1BR in JLT in August. Landlord just served a 'sale of property' eviction notice last week. He says I have 60 days to move out. I thought eviction needed 12 months' notice through the notary?

Your landlord is wrong. Article 25(2) of Dubai Law 26 of 2007 (as amended) requires 12 months' notice served via UAE Notary Public OR by registered mail through Dubai Courts, plus a valid statutory reason (sale, owner self-use, or major renovation). A WhatsApp or email notice has no effect. File a case at the Rental Dispute Settlement Centre (RDSC) — they will rule the notice invalid and grant you the remainder of your contract plus any future renewal under RERA's index. Cost is 3.5% of annual rent, recoverable.

Confirmed. Also: even if he serves a valid 12-month notice tomorrow, he cannot relet the same unit to a new tenant for 2 years under the sale/self-use grounds — if he does, you can sue for compensation. Document every communication for the RDSC file.
